$9.5 Million Commercial Real Estate Refinancing For Union Square Building
Hackensack, NJ – January 15, 2013 – The Alexander Anderson Real Estate Group, a leading real estate brokerage firm based
in Hackensack, NJ , recently arranged a $9.5 million refinanced mortgage for the Union Square building in Union City, NJ. Financing terms of the loan include a 5 year term amortized over 30 years, at low interest of 4.25 percent interest.
The 40-unit building at 539-549 38th St. was originally financed as a condo development project, but due to the turn in the market, the building’s owner, Caesar Ramos, opted to change strategy, lease the units and maintain the building as an investment.
When Alexander Anderson Real Estate Group began working with the Union Square building only 11 units were occupied. Over the past six months the occupancy rate has reached over 95 percent and looks to be running at 100%
within the next month or two.
